Powers- Located east of Powers Blvd. on the east side of Colorado Springs, this rapidly growing community offers lots of new shopping, restaurants, and other amenities. The major neighborhoods in the Powers area are Springs Ranch and Stetson Hills. This popular area offers convenient access to several military bases. Prices for single family homes range from under $150,000 for smaller homes to over $350,000. Claremont Ranch offers some of the more affordable homes in the Powers area.
Briargate- Just south of Northgate, this 10,000 acre master planned community features easy access to shopping, low traffic residential areas, and district 20 schools. Prices for single family homes range from under $180,000 in older neighborhoods to over $600,000 in Pine Creek.
Northeast- Our northeast area includes some more established neighborhoods as well as some newer developments. Some of the more established neighborhoods include Garden Ranch, Vista Grande, and Erindale. Norwood is a fairly new area with many homes built in the 90s.
Northwest- Rockrimmon is our largest community in the northwest side of town. Most neighborhoods in the area are well established boasting beautiful homes and breathtaking scenery. Woodmen Valley, Peregrin, Mountain Shadows, Oak Hills, and Pinon Valley are all considered part of this desirable area.
Southeast- Close to Ft. Carson and Peterson Air Force Base, this area features some of our most affordable housing. Single family homes range from around $100,000 for some small ranch homes to about $250,000 for some of the areas new, larger homes.
Southwest- The southwest side has something for everyone, from multimillion dollar luxury homes in Broadmoor and Broadmoor Resort Community to much more affordable homes in Cheyenne Meadows. Prices for single family homes in this area can range from under $100,000 to several million. The southwest features several beautiful neighborhoods nestled in the foothills including Skyway, Broadmoor Heights, Broadmoor Bluffs, and Cheyenne Mountain Ranch.
Central- University Park is our newest large central community. The neighborhood boasts beautiful lots with scrub oak and trees- right in the middle of town. Homes in University Park and it's surrounding neighborhoods start in the $300,000s and go up to over $1,000,000. Most of the other central neighborhoods are more established and more affordable.
East- Colorado Springs old eastside is actually west of Powers. This area features established neighborhoods with larger lots and trees. Many homes in the area were build in the 70s and 80s. This fairly central area also offers some of our more affordable housing. Some of the more popular neighborhoods in the area are Old Farm and Village Seven.
West- Although much of the west side of town is well established, several newer luxury communities dot our foothills, including Kissing Camels, Garden of the Gods, Stratton Pines, Stratton Preserve, and Cedar Heights.
Black Forest
This pine forest is quickly becoming the place to be, with beautiful custom neighborhoods and tremendous recreational opportunities. Cathedral Pines is a new luxury community in the Black Forest area featuring homes starting around $1,000,000. Anyone who enjoys the Black Forest area might also consider looking in Tri-Lakes, which borders Black Forest.
Tri-Lakes
Monument, Palmer Lake, and Woodmoor are among Colorado Springs fastest growing communities. The new community of Jackson Creek sits on the south end of Monument. As you near Black Forest you will find High Forest Ranch, a new luxury community that is just about sold out. King's Deer is also a popular neighborhood in this area. Click HERE for Tri-lakes news.
Eastern Plains (ranch communities)
Falcon, Peyton, Calhan, and Ellicott are just a few of our ranch communities. Commutes to greater Colorado Springs range from about 20 minutes to 1 hour pending your location. Woodmen Hills and Meridian Ranch are suburban communities located on our eastern plains.
Fountain Valley
Fountain, Security and Widefield are some of Colorado Springs more affordable, established communities, and offer easy access to Ft. Carson.
Manitou Springs
An artistic and historical community nestled in the foothills, Manitou is a unique gem just southwest of Colorado Springs. This diverse area features homes in many price ranges. Most neighborhoods are well established. A newer development, Crystal Hills, features wooded mountainside lots surrounded by national forest.
Northgate
Just east of the Air Force Academy, Northgate offers some of Colorado Springs newest communities, including Flying Horse Ranch, featuring the areas finest builders. Gleneagle is also part of the thriving Northgate area.
Green Mountain Falls, Chipita Park, Crystola and Cascade are all charming communities just above Manitou Springs.
